Lenders comprise a large part of our business and we are 100% committed to provide the best possible appraisal, the best possible service, in the shortest amount of time. Our appraisal reports are delivered electronically to your email address. Our OASIS web site (Online Appraisal Status Information Sysyem) provides you with 24/7 online status and communication for all of your requests. Call and ask for your web site log in code and password.
We provide all types of appraisals for lenders. In addition to the traditional Full Appraisal Report we provide Limited 2055, 2065 and 2075 Reports, Field Reviews, and Desk Reviews. All reports are provided using the current industry standard forms and with all required exhibits.

First of all if you haven't already signed a contract on a home you might want to take a look at our Buyer Broker services that will help you save money by giving you representation and negotiating power in purchasing your home.
If you haven't signed a contract but feel that you have enough expertise that you don't need buyer broker representation you may, as many do, feel that you need a professional appraisal on a property before you start your negotiation. Property values are sometimes hard for a home buyer who only enters the market every few years to get a handle on. Especially if you are moving to a new area. Property values vary significantly throughout the country, and often in different parts of the same city! So even though you may be a skilled negotiator and know the ins and outs of buying real estate, unless you are involved in researching values on a day to day basis you probably will make money by investing in a professional appraisal. A professional appraisal doesn't cost, it pays, by giving you the peace of mind of knowing the true value of the biggest investment you will probably make in your lifetime!
Of course if you're going to get a mortgage on the property you will have to have it appraised. Most lenders have an "approved list" of appraisers that they regularly do business with. It is likely that we are already on your lender's list. If you are going to sell your home you would be wise to invest in a professional appraisal. Professional appraisals do not cost money, they pay in the long run! Unless you are studying real estate values on a day to day basis like a professional appraiser does, it will be difficult for you to have a handle on real estate values. We are not talking about how much you have invested in your home, how much you paid for it, or how much you want for it. We are talking about the true market value of your home. Many people are surprised when they find out that the market value of their home is much more than they thought so investing in a professional appraisal actually allowed these people to receive several thousand more dollars than they thought they would when their home was sold. Others have an inflated opinion of their home's value and an appraisal helped them to realistically price their home in order for it to sell. An overpriced home will not attract buyers, which means no offers and no closing and that you have wasted valuable time, money, and efforts. Many times a Home Owner needs an appraisal. Various reasons include a mortgage refinance, home improvement loan, tax appeal, PMI removal and other reasons. When you order an appraisal from The Silverman Group, Inc. you can
rest assured that you will get the best in professional service,
courtesy, and the highest quality appraisal. Many times a home
improvement lender or other lender will allow the home owner to
select the appraisal firm. We are used to working with lenders and
know what type of appraisal formats they need. Just make sure that
you request The Silverman Group, Inc. if the lender asks you
for your choice of appraisal firms. More than likely we are already
on their "approved list", and if not we will provide your lender
with the necessary documentation to become approved. A quality
appraisal doesn't cost, it pays!

PMI Removal |
A popular money saver for homeowners
in the last few years is to get the PMI removed from their mortgage
loan, thus saving them money on their monthly payments. PMI stands
for "Private Mortgage Insurance". When a lender makes a homeowner a
loan that is above 80% of the home's value the lender is required by
federal regulations to insure that portion of the loan that is above
80%. Guess who pays for it? You, the consumer, of course. However
there is no need to pay for it for the life of your loan. Once your
mortgage loan amount is down below 80% of the value of your home, in
most cases you can apply to the lender to have the PMI removed from
your loan, which will make your monthly payments go down.
An important point is that we would
like to stress is that your loan balance should be below 80% of your
home's value. That is your home's current value, which is not
necessarily what you paid for your home. So it doesn't mean that
your loan balance has to be below 80% of the original sales price.
Paying down the loan via monthly payments is one way to decrease the
loan to value ratio, however your house may have appreciated in
value since you purchased it. In addition if you have made
significant improvements to your home the value may have increased.
Note: We are using the figure of
80% because it is a rule of thumb. Check with your lender for their
specific requirements. There are literally hundreds of loan
programs, all with different requirements so make sure, before you
do anything, you get your lender's specific requirements, and
policies about PMI removal. Once you check with your lender and find
out that you are a candidate to have the PMI removed from your loan
they will most likely tell you to get your home appraised. We
frequently perform appraisals for PMI removal. If the lender has an
approved list of appraisers that they allow you to pick from most
likely we are already on it. If not we will gladly provide the
information the lender needs.
